Looking for student housing near the University of Michigan usually starts the same way: you scan listings, compare prices and try to find something that fits your budget. But as you dig deeper, one question tends to come up quickly: What will I actually be paying each month? 

The price you see online doesn’t always reflect the full cost. Once you factor in utilities, parking and recurring fees, the monthly total can look very different from the advertised rent.

What is Base Rate? 

Base rate is the price that is listed for each specific floor plan on an apartment’s website. This is considered the starting rate that only includes rent. Utilities, upgrades or additional fees are not included in this cost. 

How is Base Rate Calculated?

The base rate is determined by two main factors: the property itself (including location, amenities and age) and the specific floor plan selected by the resident. 

For traditional housing, like rental houses or standard apartment communities, the base rate typically represents the rent for the entire unit. In these cases, all roommates sign a single lease together and it is up to the residents to decide how the rent will be divided. 

However, for student housing, it works a bit differently. Most student housing communities in Ann Arbor use individual leases, meaning each resident signs their own agreement and is only responsible for their portion of the rent. This usually includes a private bedroom and access to shared spaces such as the kitchen, living room and community amenities. The base rate represents the starting rent before additional fees or utilities are applied. 

Each floor plan has a different base rate depending on the number of bedrooms, bathrooms and overall layout. Certain features can increase the monthly rent, including: 

  • Furnished units  
  • Higher floors within the building 
  • Balconies  
  • Additional windows or enhanced views 
  • Walk-in closets 
  • In-unit washer and dryer
  • Fewer bedrooms per unit (such as studios or one-bedroom layouts)  

On the other hand, some features may lower the base rate, such as:

  • Units with more bedrooms (such as 4×4 or 5×5 layouts)  

Some properties may also include certain features or services within the base rate, while others separate them out into additional monthly costs.

What is Total Monthly Leasing Price?

Total Monthly Leasing Price is the full amount you’ll be responsible for paying each month.  

It combines your base rent with any additional recurring costs tied to your lease. These costs vary by property, but often include a mix of required and optional expenses, such as: 

  • Utilities (electricity, water, etc.)
  • Renter’s insurance  
  • Trash or service fees 
  • Parking 
  • Internet or Wi-Fi  
  • Cable or streaming services  
  • Pet-related fees (if applicable) 

Some apartments bundle several of these into the monthly rent, while others itemize them separately. 

In addition, most communities charge one-time fees like application or administrative costs when you first sign your lease. Depending on timing or availability, some of these may be reduced or waived. 

When comparing apartments, it’s important to look beyond the base rate. A lower advertised price doesn’t always mean a lower overall cost. Once you factor in utilities, fees and other monthly expenses, your Total Monthly Leasing Price may look very different from what you initially expected.
