An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.

Boom rent reporting is an optional credit-building program that allows your on-time rent payments to be shared with major credit bureaus, including Experian, TransUnion, and Equifax. Residents are automatically enrolled in this program for $8.95 per month, which is billed alongside your rent.

Once enrolled, eligible rent payments are verified and reported each month automatically, with no extra steps required from you. Rent reporting helps you establish or improve your credit history by using payments you already make, without opening a credit card, taking on additional debt, or changing your payment process.

Residents who choose not to participate can opt out and remove the monthly fee by downloading the Boom app. Once you opt out, you will remain opted out, even if you renew your lease, unless you move out or change the email address associated with your resident account.

All leases are 12-month installments. If you need to get out of your lease early, you can relet your unit by finding somebody to take over the remainder of your lease. Please contact the Rambler team to discuss in detail.

Yes, you can switch floor plans as long as we have the space available. Your rate is subject to change depending on the floor plan you choose. You will be required to sign a new lease to secure the new floor plan. If you have a guarantor, they will not need to sign the new lease, but they will be notified of the changes. The guarantor will also have to sign the Future Lease Amendment Addendum. 

You will be automatically enrolled in Rambler’s liability waiver program and charged a fee of $15/month, which only protects Rambler’s property. To protect your personal property, you can opt out by providing proof of third-party renter’s insurance with a minimum of $100,000 of liability coverage. Yes, we offer double occupancy in our studio and 1-bedroom apartments for an added fee of $200 per month.

The following items are not included in your installment: 

• Rental insurance – Rental insurance is required for all residents at Rambler. To protect your personal property, you can opt out of the liability waiver by providing proof of coverage by a third-party renter’s insurance. 

• Utilities (electricity and water) – Electricity and water are sub-metered and will be billed monthly. 

Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1 and the last on July 1 unless you choose to renew and stay at Rambler Ann Arbor for another year. Because of this, August rent is not prorated.

Yes! Rambler Ann Arbor offers access to our on-site parking garage at an additional monthly fee. To guarantee a parking spot, you must sign a parking addendum, which is added to your lease agreement. Parking is not guaranteed without this addendum.

Once Rambler is complete, a maintenance team will be available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call our on-site leasing office. All maintenance workers will be dressed in Rambler uniform, and are not to enter any unit without resident approval.

Yes, each floor has a trash chute, and we provide a trash tote for larger items like boxes. We ask that all boxes be broken down before disposal.

Our access control system and door hardware are powered by Salto, providing both building and unit access. We will give residents access to a digital key, but you can also request a back-up FOB. There will be hard keys for bedroom locks and mailboxes.
