Understanding Your Lease

Before you start reviewing your apartment lease or signing anything, it helps to understand what it actually is.

A student apartment lease is a legally binding agreement between you and the property that outlines where you’re living, how much you’ll pay and what expectations exist for both sides.

Most student apartments in Ann Arbor, including Rambler, use individual leases, meaning you are responsible only for your portion of the rent and not your roommates’.

Some of the key information included in an apartment lease is:

  • Lease dates, which will tell you when your lease starts and ends
  • Monthly rent amounts, breaking down how much you will owe each month
  • Payment schedule, allowing you to know when rent is due and how to pay it
  • Utilities, understanding what is included and what’s not

Understanding these basics will help you move forward in knowing what you should be looking for within your lease agreement.

Evaluating Your Lease

Now that you know what an apartment lease is, it’s time to go through it carefully. By reviewing your lease, you are simply checking that you understand what you’re agreeing to before signing.

Oftentimes, this part feels the most intimidating as there is a lot to look through. However, you can break it down into some of the most important things to look for:

  1. Your Lease Term – Look over the start and end dates to make sure that they align with your expectations. This will be key information needed when planning move-in timing and subletting in particular.
  1. Your Rent Amount and Fees – It is essential to make sure that the monthly rent listed matches the amount that you were previously quoted. Additionally, look for any required deposits needed, utility charges and optional add-on fees like parking.
  1. Guarantor Requirements – Many student apartments in Ann Arbor require a guarantor, someone who can financially back your lease, to sign on.
  1. Apartment Policies – Many properties have a section within the apartment lease that outline guidelines regarding topics like smoking, guests, noise, pets, maintenance and more.
  1. Your Responsibilities – This section will walk through how to properly care for your space, what is considered damage and how the apartment manages its maintenance requests.

Taking your time reading through your apartment lease agreement will provide you with the clarity and transparency you need before officially committing.

Once you have reviewed and understand everything, you are ready for the final step: signing your lease. This is when the process becomes official.

Here’s what signing a lease typically looks like for student apartments:

  • You’ll receive your lease to sign electronically – Most apartments use a digital lease platform, meaning you’ll simply receive an email that walks you through each page and what information is required to complete the process.
  • You’ll complete any required forms – This could include your guarantor form, proof of identity and emergency contact information.
  • You’ll sign electronically – This is the simplest step. The platform will highlight exactly where your signature and initials are needed. Once this is signed, your lease becomes legally binding.
  • Your lease team countersigns – After submitting your signed lease, the apartment property signs it on their end. Once both signatures are secured, your spot is officially secured.
  • You’ll receive confirmation – You will receive an email confirming your completed lease and going over the next steps needed. This usually includes information on move-in, portal setup, or payment scheduling.

Signing a lease might feel like a really big step, but once you understand it, review the details and go through the signing process, it starts to feel pretty simple!
