When should I actually start looking for off-campus housing at the University of Michigan? Do I need to start right when I get to school in the fall, or do I have time to wait until the spring?  

If you’re asking yourself these questions, you’re not alone. The reality is Ann Arbor’s housing market moves fast. Most University of Michigan students don’t realize they’re already behind housing until it’s too late. By the time winter rolls around, a lot of the best apartments, locations and floor plans are already taken, making it crucial to find housing as soon as possible in the fall.

In this guide, we’ll break down exactly when you should begin looking for UMich off-campus housing, why signing a lease early can make all the difference and how to set yourself up for a smoother, less stressful experience. 

Most UMich students start looking at housing for the next school year in the fall, with many signing their end of the lease by the beginning of November. That means if you’re moving into your apartment in Fall 2027, it’s normal to have your lease signed by Winter 2026. 

While that might feel early, it’s completely normal in Ann Arbor and often necessary if you want the best options.  

What is the Typical UMich Off-Campus Housing Timeline? 

The leasing timeline in Ann Arbor is earlier than many students expect. The housing search typically happens between September and November, with some leases for houses already having been signed the semester prior.  

Here’s a general timeline: 

  • Early Fall (Sept–Oct): Students begin researching and touring 
  • Mid–Late Fall (Oct–Nov): Many leases are signed 
  • Winter (Dec–Feb): Availability becomes more limited 
  • Spring/Summer: Fewer options remain 

While there’s no single “deadline,” most students who want the best options start early and sign before the end of fall semester. 

Why Does Off-Campus Housing Fill Up So Quickly?

There are a few reasons why University of Michigan off-campus housing moves fast: 

  • High demand near campus: Areas like South University are highly sought after, making housing in that area fill up the fastest. 
  • Large student population: With a limited student base living in on-campus housing after freshman year, there are thousands of students searching for off-campus apartments at the same time. 
  • Limited walkable housing: There’s only so much housing available close to campus, making the market more competitive for students who want to walk to their classes. 

Because of these reasons, newer apartments and popular floor plans tend to lease quickly once they become available. Students who start early have more choices, while those who wait may find that their preferred locations or layouts are no longer available. 

Can Signing a Lease Early Save Me Money? 

In many cases, yes, but it depends on the property. 

Some student housing communities use tiered pricing, where rates increase as more units are leased. This means earlier leases may have access to lower pricing compared to later ones. 

More importantly, signing early gives you: 

  • A wider range of pricing options 
  • Access to more unit types and floor plans 
  • The ability to compare options before availability becomes limited 

While last-minute deals can occasionally happen, they are less predictable and usually come up with fewer choices.

Should I Sign a Lease Early? 

For many students, signing early offers the most flexibility and control.  

Leasing early allows you to choose from a wider selection of apartments, lock in housing with your preferred roommates and avoid the stress of limited availability later.  

With that being said, signing early isn’t the right move for everyone. You may want to wait if you’re going through sorority or fraternity recruitment as availability to live in the houses may be open, if you’re considering studying abroad or if your plans for the next year aren’t finalized.  

Our recommendation is to wait until you feel confident in your decision but remember that it’s best to move forward sooner rather than later. 

What Is the Ann Arbor Leasing Ordinance?

If you’ve started hearing about new leasing laws in Ann Arbor, you’re not alone. A lot of students (and parents) have questions about how these changes affect the housing timeline. 

Over the past year, the City of Ann Arbor introduced updates to leasing regulations designed to give renters more protection and transparency. While these changes are helpful, they’ve also added a new layer to the leasing process that students should be aware of. 

Here are the key updates: 

Lease Renewal Timing 

  • Landlords cannot offer renewals until 180 days into a lease 
  • Tenants have 30 days to decide 

Because of this, many properties cannot fully finalize lease approvals as early as they may have in the past. And this is where things can get confusing.  

In many cases, you may be asked to apply or commit early, select your unit and roommates and or sign your portion of the lease without it being countersigned until later when it aligns with local regulations. In other words, you may need to make your housing decision early even if the process itself is completed later. 

Application & Pre-Leasing Fees 

  • Application fees are capped at $50 
  • Fees must be refunded within 60 days if you’re not approved 
  • Pre-tenancy fees (like waitlist or holding fees) are no longer allowed 

These changes help reduce upfront costs and make the process more transparent. 

Even with these updates, Ann Arbor remains a highly competitive housing market. These ordinances may shift timing slightly, but they don’t eliminate demand or increase supply near campus.
